The coeficiente used as a reference for the update of urban and rural rents was published on September 22nd in “Diário da República”. This coefficient for the coming year of 2017 is 1,0054 (0,54%). This is the first positive coefficient since 2014 and represents an increase of 0,54€ per 100€ of rent.
Landlords who wish to update their rents (updates can take place 1 year after the rental contract initiated or 1 year after the last update) should communicate their intent to their tenants, w30 days in advance, via registered mail. The letter should mention the coefficient and the “new” rent. This update also needs to be communicated to the “Portal das Finanças”.
